By renting your property to business travelers and companies with Globexs, there is no non-payment risk due to the tenant profile. You, as the landlord, keep control over your house, deciding the dates you want to rent your property.

At Globexs we take care of the entire rental process. We filter the client’s profile and we manage the rental contract, drawn up by our legal department. You will get worldwide visibility through the Globexs website and our partners by listing your property with us.

PROFITABILITY

The monthly rent is higher than traditional rent and there is not seasonality as with the holiday rental.

HOW DO I KNOW WHICH PLAN FITS ME?

Selecting the owner plan that meets your requirements is of utmost importance. We are thrilled to provide our assistance.

Partner plan

Our partner plan is designed for people that have experience with expat or temporary rentals. In the first place we are thinking about professional property managers, aparthotels, vacation rental properties, other expat rental agencies, etc. These are properties that are already rented on a professional way by an experienced team.

People signing up for the partner plan use Globexs only as a commercial platform. Publishing the properties on Globexs.com is for free. As soon as Globexs receives a request for the properties we bring the tenant in touch with the owner, and no further services are provided. The owner takes care of the rental contract, the payments, deposits, etc.

Globexs charges an agency fee or a commission to the owner. This usually is our general agency fee rate (350€ for rentals 1-2 months, 650€ for rentals 3-5 months, 1200€ for rentals 6+ months).

The partner plan is available in most countries in Europe.

Premium plan

Our premium plan is what most apartment owners in Belgium and Spain choose. It is designed for people that want no hassle at all. Globexs takes care of everything: We find the tenant, we negotiate the price and conditions, we prepare the contracts, we handle all the payments, we handle the deposit, we organize checkin-checkout, and we are the contact person for both owner and tenant during the full stay.

On top of all this, we also take care of the cleaning, linen change and checkin process. This service however we only offer in Valencia and Fuerteventura, Spain, through a partner company (Nestor Property Management). In all other destinations the owners takes care of cleaning, linen change and checkin.

The premium plan is available in Spain and Belgium. Owners need to sign an intermediation contract with Globexs.

Superior plan

The Superior plan is an extension of the Premium plan. It offers all the same features of the Premium plan, but offers additional damage coverage on top. Globexs has partnered with AXA and is now able to provide our owners with a home insurance package.

Most home owners of course already have a home insurance, but the Superior plan offers additional protection. This plan is designed for owners of luxury apartments with expensive furnitures.

The superior plan is available in Spain only. Owners need to sign an intermediation contract with Globexs.

CAN I CHANGE FROM ON PLAN TO ANOTHER?

Owners on the Premium plan can upgrade to the Superior plan at any time. Since the payment of the publication fee go hand in hand with the payment of the insurance fee, there will be a regulation at the moment of the upgrade. For example: An owner who is on a Premium plan and has yearly payments from March until March the next year can easily upgrade to a Superior plan in for example August. His new Superior plan will run from August until August. He will receive a credit note for the remaining 7 months of his Premium plan, and he will receive in invoice for his new Superior plan for 12 months.

We do not encourage people to change from a Partner plan to a Premium plan. There is really no point of doing this. Especially individual owners should choose the Premium plan immediately. They are not charged the publication fee until there is a booking anyway, and they can cancel the intermediation contract at any time. Owners on a Premium plan are likely to receive much more bookings faster than owners on a Partner plan.

In countries where the Premium and Superior plan is not available owners can not upgrade their Partner plan. And in countries where the Superior plan is not available owners can not upgrade their Premium plan.

WHEN DO I NEED TO PAY THE €99,- FEE?

Owners that have chosen the Premium plan or the Superior plan pay a yearly publication fee of 99€ + vat. This publication fee is not invoiced nor charged until we have a first booking for the apartment. The publication fee will be deducted from the rent, together with the 2% service fee.

For example, if you sign up for the Premium plan in March 2023 (meaning: we sign an intermediation contract in March 2023), but the first booking does not arrive until the month of April, the owner does not pay the publication fee until April. When we pay the rent of the first month we deduct the publication fee from the rent, together with the 2% service fee.

The publication fee in this case is valid from May 2023 until May 2024. In May 2024 we send an invoice to the owner for the next year (May 2024-May 2025), regardless if the apartment is rented at that moment or not.

The logic behind the Superior plan is basically the same. The payment for the extra home insurance always goes hand in hand with the payment of the publication fee. Both payments are linked and invoiced at the same time. Owners on a Superior plan pay the publication fee and the insurance fee at the moment of the first booking.
